Listing, Advertising & Professional Conduct Policy

This Policy sets the minimum standards for advertising sale, rent, Short Stay, and land property and representing an owner, landlord, agency, brokerage, developer, or other party on DwellEzer. Short Stay uses booking requests subject to host acceptance. DwellEzer does not process accommodation payments, guarantee accommodation, or calculate refunds; cancellation policies are informational until payment/refund functionality exists. Hosts and guests remain responsible for lawful property and stay rules. DwellEzer is not affiliated with Airbnb.

1. Authority to advertise

Only advertise property you own or are authorised to represent. A submission declaration records what the advertiser confirms; it does not prove authority. DwellEzer may request evidence and may pause or remove a listing while concerns are reviewed.

2. Accurate and current information

  • Use truthful titles, descriptions, prices, terms, features, and availability.
  • Identify material limitations you know about and avoid unverifiable superlatives.
  • Update or withdraw listings promptly when circumstances change.
  • Do not create misleading duplicates or bait advertisements.

3. Agents, brokers, and representatives

Selecting Agent/Broker is a profile choice. It does not itself mean the user is licensed or verified. Do not claim regulatory approval, professional verification, or company authority that the platform has not actually confirmed.

  • Communicate honestly and respectfully.
  • Protect client and customer information.
  • Keep representative and organisation details accurate.
  • Cooperate with proportionate moderation and verification requests.

4. Review and enforcement

Listings may be reviewed before or after publication. Depending on the concern, DwellEzer may request changes or evidence, reject publication, suspend visibility, remove content, restrict an account, or refer a matter for further review. Appeals follow the Complaints, Moderation & Appeals Policy.
